What's New at The Villas

New City Smart Phone App

 

Clearwater Connect is a new Smartphone App used as a non-emergency customer gateway to a host of city services. Residents submit service requests directly to the city for reporting potholes, graffiti, broken street lights, noise complaints, dangerous conditions, etc. Incoming service requests are automatically assigned to the appropriate city staff, and users are connected to the request the entire time.

 

Other exciting features built into the app include direct connections to information about popular city events, attractions, and services. Residents can sign up for C-Mail, reading press releases, watching C-View TV, or follow the city's social media channels.

 

To get the Clearwater Connect Smart Phone App, download it from the Apple Store or Google Play for Android devices; search for "Clearwater Connect". If you don't have a smart phone, a non-mobile version of the app is available at myclearwater.com. To learn more, call (727) 562-4682.

LETTER FROM THE BOARD

 

November 20, 2017

Dear Homeowners/Neighbors,
 

As we enter our fourth year as a self-managed community, there are many things to be thankful for. Home values have increased significantly from the 2008 financial collapse. Most importantly, we have a great community comprised of wonderful people. The changes we have implemented over these past few years have made the Villas of Sunset Grove a desirable place where people want to live. But we as a board cannot take the credit for that. We have made some cosmetic and administrative changes that are only just the beginning. The people that make up the Villas of Sunset Grove are the ones to be credited. The neighbors and sense of community are a result of your thoughtfulness and compassion for each other. It takes more than just a board to make a community––it takes a village. To that end, we’d like to address a few items we will be working on going forward that will continue to make our community a great place to live. 
 

Annual Dues
The deadline for Annual Dues will continue to be April 1 every year. However, we will no longer be mailing courtesy notices. After the due date of April 1, all delinquent accounts will be forwarded to our lawyer for collection. 

 

Approval of Architectural Changes
Any architectural changes made to a unit will need prior board approval. This includes any exterior modifications, such as fencing, erecting a shed, replacing shingles, repainting your unit, etc. Board approval is required on any change within the community and is stated in our HOA documents. An Architectural Submission form is available on our website at www.villasofsunsetgrove.com. Failure to comply with this approval process will result in legal fees and correcting the issue back to compliance at your expense.

 

Renters/Tenants
Another item we would like to address is your choices for renters and tenants. We hold the Villas of Sunset Grove to a high standard. Many of us call this “home” or even a second home. The sense of community is strong here and it is evident as you walk around and talk to the people that live here. As such, please ensure that the people who occupy your residences are outstanding citizens who will contribute to our community and not take away from it. Most importantly, make sure they have a copy of our rules and regulations, have read them, understand them and are complying with them at all times. Please ensure that your tenant has a copy of the Good Neighbor Guide, which can be downloaded from our website in the HOA Documents section. Remember, as a homeowner, you are responsible for your tenants. We as a board are not.

 

Lawn Compliance
Lawns should be cut every two weeks in the summer months and once every month in the winter. Lawn maintenance becomes a top violation in the summer. If you choose to ignore our friendly reminders, we will notify the City of Clearwater and you will have to work with them and their fee process to correct the matter. In addition, some other top violations observed in our community are:

 

  • carport clutter

  • parking on the street between 12AM and 7AM

  • parking on the lawn of a residence

  • commercial vehicles parked anywhere on the property


If you need clarification on these and other issues, please refer to your HOA documents, or visit our website to download our Good Neighbor Guide, which outlines most of the rules and regulations of our deed-restricted community. You can also report non-compliance violations using the Contact Us section of the website (email is preferred).
 

Contact Information
Finally, included in the packet we recently mailed to every homeowner is a Contact Information form for you to fill out. With all the recent sales and exchanges of properties we need to have the most updated information for everyone. Please take the time to fill this form out and return it to us in the self-addressed stamped envelope that was provided.
